Grant tells Ryan that the ranch isn't worth $5,000,000. Iris tells Vivien this part of her life is over for good. Ashley calls the garage for her car. Reena gets a call that Ashley is leaving the garage. Ryan tells Grant that Kate will sell the mineral rights if they agree not to exploit them for 5 more years and Grant thinks it sounds good. Elena asks Rikki why Ruby is pushing a no talent like Beau. Iris tells Elliot she is leaving Houston to start the Alex Wheeler Foundation. Rikki questions Ruby about why she is pushing Beau. Grant tells Kate they can do business. Iris tells Paige that she wants to put the past behind them. Elena tells Ruby she will get her and that Beau may be the way to do it. Iris tells Paige that she is moving to New York and starting the Alex Wheeler Foundation and wishes Paige well with her dress shop. Justin talks to a client on the phone about his being a daddy soon. Reena follows Ashley to Dr. Kirkman's office. Iris tells Grant that she and Dennis want to sell their 2/3 interest in World Oil and Grant tells her that he would like to buy it. Paige tells Elliot that with Iris gone they can be together. Ruby tells Beau to stay away from Elena but he tells her that he is calling the shots. Vivien asks Iris what is going to happen to her when she moves because she doesn't want to go to New York and Iris says she will think of something. Ryan tells Justin that he will get the 5,000,000 for the ranch from World Oil. Reena enters the doctor's office after Ashley leaves. Rikki tells Beau to stay away from Elena and Ruby and then tells Ruby either Beau goes or he goes. Ryan and Justin have words over Justin extorting 5,000,000 from Kate. Reena talks to the doctor. Reena learns that the doctor is a fertility specialist.
